Paying a few hundred dollars for a home inspection may seem expensive, but when it’s an investment of hundreds of thousands for a home, it’s well worth it!
For the most part, I believe that everyone is honest and provides their full disclosure when listing their home for sale, but we still need to complete our due diligence. Sometimes sellers aren’t aware of certain issues with the home, so having a home inspector provide their report can prove invaluable. This could save you ten’s of thousands of dollars should something appear in the report.
In order to obtain a “hot” property in the lists of houses for sale, sometimes it is necessary to take the chance and not include a home inspection in the offer if you’re in a multiple offer scenario. That type of decision is inevitably up to the buyers and depending on the property we would advise you on a case-by-case basis. That is why, if possible, I always recommend getting a home inspection and I believe it protects my clients, which is the most important thing.
